18 MOST FREQUENTLY ASKED QUESTIONS ON NEW MANUFACTURED HOMES
(1). When will my home come in?
A= It depends on the manufacturer you chose but most are now giving us delivery times between 3-5 weeks from the date we order your home.
A = (1).Cash deals once you have signed off for colors, plans etc, your required deposit has been received by Top Value Homes and the demolition of current home has been arranged if necessary.*(2). If you are financing your new home all the customer loan conditions (i.e. income verification) shall be reviewed and approved by lender along with required deposits as per your agreement prior to order. *
* Homes will be ordered to correspond to the time frame of any demolition work &demo permit being obtained from the city if required. This is scheduled so we do not have a new home arrive while the old home is still sitting on the lot!
A= Once the home is delivered to the site there is still setting it up, permitting, sub-contractors etc to come in. Although the time is usually much shorter for our company than the competition because we have our OWN full time permit runners along with our OWN machinery and our OWN full time in house set up crews. In normal circumstances this takes an additional 3-6 weeks before we can get a certificate of occupancy and give you the key to move in. Please remember should you order a home that requires field & finish work (tape & texture), ceramic tile flooring or Merit Care to be scheduled to consider a little bit longer than homes without this necessary work.
A= Yes. We can handle the entire project for you.
(5). Can we put on additions later?
A= Yes. If you are financing though it will not be included in your original loan so you would need to either pay cash for those items or re-finance at a later time.
A= Yes. For a limited time we are offering ALL options at factory cost. Add all the options you want with NO mark ups from us!
A= Yes, ALL our new homes have warranties. Check with your salesperson for each manufacturers warranty information.
A= Our prices are extremely competitive if you are comparing apples to apples so to speak. When comparing make sure you are getting a price for a completed “turn key” (move in) and not a “come on” price where some items such as set up, permits, options, air conditioner etc may be added afterwards. Top Value Homes gives prices that are “turn key”…ready to move in to your new home. Be very leery of a dealer that will not give you a price for a complete home.
Also remember that all Manufacturers are not the same. Prices vary. You can NOT realistically compare if you are looking at a “different” manufacturer or floor plan. Make sure you are getting prices for WIND ZONE 3 construction which is required in our area. Many manufacturers also sell in other lower price Wind Zone areas.

A= Yes. We have programs that offer lower interest rates for NEW home purchases. Also offer construction to permanent loans. Let us help you decide which of our programs will work best for you! Our private lenders work with us on credit challanged customers. Or....if you own your land free and clear you may be interested in a Zero down program!
A= We are a mortgage company and offer a variety of lenders & programs that allow us to work with many different credit customers. For some customers we can also offer “home only” loans which would not lien your land & save you on Real Estate Closing Costs. Handling everything in house usually makes for a much faster & smoother transaction. We will however be happy to work with your lender if you prefer.
(12). Does Top Value Homes have new homes we can purchase now instead of having to wait for a custom order?
A= (1). YES. Top Value Homes has many different models set up in many different communities for sale. Prices ranging from $39,995 to $120,000.
A= We are members of the Board of Realtors so we can locate lots easily enough and handle that contract for you also…check with your salesperson on what is available.
A= Yes, but these quotes are estimates that will become firm once you sign a contract & give us a deposit. Estimates for insurance purposes will be honored for 30 days ( unfortunately we can't do longer due to possible manufacturers price or delivery increases). Once we have a contract with you though you can be assured your price is locked in with us no matter if the manufacturer has an increase.
(15) Are there wind zone requirements for our area?
A=Yes. Since 1994 Manufactured Homes in our area MUST be built to Wind Zone 3 which should be able to withstand winds up to at least 110 mph. A mobile home dealer may NOT sell a mobile home to a customer that is not designed for the wind zone where the customer intends to install the home. Make sure if you get a quote from out of this area that it is built to our Wind Zone 3 requirements.
A= A deal’s a deal as far as we are concerned so once an officer of the company has signed your agreement then you will have no surprises. If we get price increases from contractors, manufacturers etc after we have your deposit & we have signed your agreement then Top Value Homes will absorb those costs. Moving is excitingly stressful....we want to help you be as relaxed and worry free as possible.
A= Yes. If you own your own land we may be interested in purchasing it. At that point we will give you an offer no matter what the condition of the home.
